that Lessee shall enter into an Industry Track Agreement with Lessor and with the Los Angeles & Salt Lake Railroad Company and its Lessee, Union Pacific Railroad Company; Lessee shall at its own expense make all repairs to the leased premises and maintain the existing building and improvements in good condition, with the following exceptions: (a) Ordinary wear and tear* (b) Lessor shall maintain the spur track on leased premises, and keep the roof in good repair, make all exterior repairs and improvement s, provide lateral support and make all structural repairs and replacements; Lessor shall have no duty to repair exterior doors and windows, including glass; Lessee will indemnify and hold harmless the Land Company from and against any liability to any person for personal injury or death or for damage to property sustained while on leased premises; argreement may be terminated by sixty (60) days advance written notice by either Lessor or Lessee; be, and the same is hereby ratified, approved and confirmed.
