fruits, vegetables and meats and appropriate dry storage space; Lessee to have the option to purchase said leased premises if during the term of said lease Lessor determines to sell that certain parcel of land, containing 4.557 acres abutting said leased premises on the north, at the same price per square foot as that obtained for said parcel and under same terms and conditions; Lessee also having option to extend term of said lease for further period of twenty years by serving upon Lessor, not less than 90 days prior to expiration of said term, written notice of intention to exercise said option, at annual rental of 4-1/2$ of the then land value, plus 4-1/2$ of the sum of $500, representing cost to Lessor of spur track on leased premises; Lessor reserving from said lease all minerals and all mineral rights, including oil and gas and rights thereto, without right of entry; be, and the same is hereby, ratified, approved and confirmed.
