a partnership composed of Roy Tashima and Shlgeo Tashima, and Ranchers Meat Co., a partnership composed of Leon Mend, Melvin Katz and Irving Rabb, portion of Lot 3 in Tract No. 207, together with improvements located thereon, situated in the City of Los Angeles, County of Los Angeles, State of California; for sum of $10,00 and other good and valuable consideration; EXCEPTING AND RESERVING unto Grantor: All minerals and mineral rights including oil and gas rights thereto, without right of entry; and said property is conveyed subject to: 1. Second installment of taxes for the fiscal year 1957-1958; 2. Conditions, restrictions, reservations, easements and encumbrances of record.
