N E V A D A 27 EAST FIRST STREET Gentlemen: In accordance with your instructions, we have made an examination ©f the o f f i c i a l records ©f the County Recorder o f Clark County, Nevada which pertain to the distribution lin e s o f the Las Vegas Land and Water Company at Las Vegas, Nevada, as shown on the maps furnished us by your o ffic e . The scope o f th is preliminary report is lim ited due to the time allo tted , and although we have been able to v e rify the dedication o f streets, a lle y s, and easements lying within recorded subdivisions, i f such dedications e x ist, we have not had su ffic ie n t time to determine that a l l easements granted o f record to the Las Vegas Land and Water Company fo r pipe lin e s located on p rivate property are v a lid easements. In order to determine the v a lid ity o f such easements, i t w i l l be necessary to examine the record t i t l e of each parcel over which such easements have been granted to ascertain that each owner joined in the conveyance o f a proper easement. Therefore, we are proceeding to complete th is examination. In addition, where the existing pipe lin e s are located on Charleston Boulevard, there are various owners who have not joined in a dedication to the City o f Las Vegas fo r the rig h t o f way fo r Charleston Boulevard, nor have these record owners granted an easement to the Las Vegas Land and Water Company fo r such existin g pipe lin e s . I t may be determined that such rig h t ©f way has been established by usage and the easement fo r water lin e s through this section are deemed v a lid . As to recorded subdivisions within the City o f Las Vegas situate South of Charles^an^bulevardT”'we have found the follow ing defects: There is no record o f a grant o f easement nor dedication o f easement covering any o f the water lin e s shown ©n the p la t so furnished as they cross the follow ing described property:
