Eby and Lida F. Eby, husband and wife, an undivided one half interest, and to Lida R, Carney, a married woman, an undivided one half interest, in and to that certain parcel of land situated in the City of Long Beach, County of Los Angeles, State of California, and being portion of Farrp Lots 95 and 104- of Ameri­can Colony Tract; consideration $10,00 and other good and valuable con-s ideration; EXCEPTING AND RESERVING unto grantors All minerals and mineral rights including oil and gas rights thereto, without right of entry; and said property is conveyed, subject tos 1. Second installment of taxes for the fiscal year 1958-1959, 2 . Covenants, condltiops, restrictions, reservations, ease­ments and encumbrances of record; be, and the same is hereby, ratified, approved and confirmed. No. 13283, dated May 18, 1959, conveying to Los Angeles Transport & Ware­house Co., portion of Lot 20 in the 500 Acre Tract of the Los Angeles Fruitland Association, City of Vernon, County of Los Angeles, California; consideration $10.00 and other good and valuable copsideration; EXCEPTING AND RESERVING unto grantors All minerals and mineral rights including oil and gas rights thereto, without right of entry; Alsp RESERVING unto grantor, an easement and right of way for railroad purposes over, upon, along and across the northerly 14.00 feet of the parcel; -2-
