V» upon completion of engineering data, enter into agreement with Los Angeles County Sanitation District for sewer line to be con­structed along the northerly and easterly boundaries of the option parcel, to connect into outfall sewer line in Turnbull Canyon Road; Purchaser at its expense to arrange for any other sewer, gas, water and utilities connection desired by Purchaser. Purchaser granted privilege of entering upon the premises for the purpose of making surveys and foundation tests, indemnifying Land Company from and against any and all loss, damage, liabil­ity, cost and expense which Land Company may sustain or bear. Land Company shall within a reasonable time after de­livery of the deed arrange with Union Pacific Railroad Company for the construction of turnout for spur track to serve the option parcel; Purchaser to enter into an agreement with the Los Angeles & Salt Lake Railroad Company and its Lessee, Union Pacific Rail­road Company, on Railroad Company's standard form of Industry Track Contract, Form 2207, for the construction, operation and mainten­ance, and setting forth ownership of said track; Railroad Company at its expense to construct and own that portion of the spur track turnout to property line; Purchaser at its expense to construct and own portion of spur track located upon the option parcel. Purchaser agrees not to assign this agreement without written consent of the Land Company. All of the terms and pro­visions of this agreement shall inure to the benefit of the par­ties hereto, their heirs, executors, successors and assigns; be, and the same is hereby, ratified, approved and confirmed.
