(Transcript page 2h3, I & S 127) "The (water) production company, which is controlled by the Union Pacific Railroad, is a separate corporation *** » (page 65,Transcript V 1 , June, I & S 127) Thus we arrive at the summed up conclusion that for all practical purposes the Los Angeles and Salt Lake Railroad, operated by the Union Pacific Railroad, owns land upon which water rises either from springs or through artesian wells and over which pipe lines and electric transmission lines pass to a point of distribution and use of water and power. It produces its water on its land, convey? its water through its pipe lines over its land, and delivers its water to its distribution system in Las Vegas, keeps its water production and its water distribution books in its office in Omaha.. In its 1950 contract with itself, it sets up a figure of $75l,6U3^ as an "agreed value" for its water production facilities as of January 1,-1950 and assesses itself 6^ per annum upon the "agreed value" for its use of its water production facilities.. An examination of the records of this Commission, the 1950 contract and Mr. Wehe*s testimony in connection with the value of the water production facilities and rights of way disclose: WATER PRODUCTION FACILITIES In 1905 the Company made an expenditure of: #233.35 for 7.1*1 acres of ground which comprised the right of way on which the pipe lines and other facilities are located, that-is, from the point of diversion at the springs to the point of delivery to the Las Vegas Land and Water Company 2.
