which excepted lots shall be described as business; and that no structure shall be erected,t altered, placed or permitted to remain on any residential lot other than one detached single family dwelling not to exceed two stories in height and a private, garage for riot more than two Cars one story in height*; The single family dwellings on all residential lots may he rented all or in part to one or more tenants by the owner of the dwellings. That on the lots described as business lots there shall be permitted to he "built, single family dwellings or buildings for conducting-of apartments, hotels, or commercial or light mercantile purposes. 3. That no garage or any other building whatsoever shall be erected on any residential lot until.a dwelling house shall have been erected or until a contract with a reliable and res ponsible contractor shall have been .entered into for the construction of a dwelling which shall comply with restrictions as herein contained, and that prior to the erection, or after the erection, of the main building herein permitted,on any such premises, no garage or other outbuildings shall be used for residential purposes. %. That the square, foot ground area of any dwelling (other than garages and out^builading erected on any residential lot shall pot be less than 800 square feet, and that the cost and fair value of any dwelling erected on any residential lot shall be not less than $3>500.00. That no building shall be erected on any business lot unless the fair value of such building is not less than f3>500.00. 5. That no building or the"covered porches or pergolas thereof shall be erected, placed, or permitted at any point on said property nearer than the sbt back line of the said property as may be shown on the plat of any subdivision embraced within said parcel, of record in the office of the County Recorder of Clark County, Nevada. 6. That no building, covered porches, or pergolas thereof shall be erected, placed or permitted at any point on any residential lot nearer than seven feet to the side lines thereof except a detached garage on the ,rear quarter of any such lot. 7. That no residential structure shall be erected or placed on any residential plot which has an area of less than 6000 square feet. 8. That neither this property, nor any part thereof, shall be used, occupied, leased, rented to any person or persons who are themselves, or whose spouse, or any member of their immediate family, are of the Indian or Negro race, or of any race other than white; except that this covenant shall not be construed to prevent occupancy by domestic servants of a different race employed by an owner or tenant occupying the property. The restrictions con' tained in this sub-paragraph 8 shall be perpetually appurtenant to said land.
