January 10, 1952 ®d land Is valuable for residential and Industrial development, and I can see no advantage in donating it to the District, la its decision in the rate ease the Commission disallowed in the rate base all but 200 acres of the land in the vicinity of the wells on the theory that it was not required for water production. Notwithstanding this fact, the Chief Engineer of the District h&s recently advised me that the District is desirous of acquiring the 679*42 acres of land aa well as necessary rights of xm j for transmission lines and pow er lines end this on the advice ©f the State later Engineer. My suggestion is that the amount o f land'to be donated be carefully considered and the minimum amount donated* I have another suggestion which is related to the retention by the Railroad Company of the land lying west of the railroad tracks and east of the water field. The • pewsr lines and transmission lines which cross this area < in most Instances cross in a diagonal manner so as to badly cut up the property and interfere with its ultimate development. Mr. Reinhardt and I have been recently discussing the desirability of s adopting some plan to eliminate this condition sad to provide for a single transmission line from the water field to the distribution system so located as to foster the beet development of our property. If we should donate the water system to the District, I would suggest that it be done on the condition that the District re-arrange the location of the transmission lines end power lines in a manner satisfactory to us, I think that Mr. Kulsissr's.suggestion should be given serious consideration by oar tax people and the management because if it is more advantageous to donate the system than to sell it, I can see no reason why this should not he done, 1 am sending you three extra ©©pits ©f this letter so that you can furnish them to the interested parties in 0- maha if you desire to do so.
