Schulte and Bertha Schulte, their successors and assigns, of a strip of land 15 feet wide along the Northerly boundary of said Lot Four; 4 - An easement over that portion of above described land now included within Valencia Drive; 5 - Conditions, restrictions, reservations, easements and encumbrances of record; excepting and reserving unto LVL&WCo. all minerals and all mineral rights, including oil and gas and rights thereto, with­out right of entry; consideration $10.00 and other good and valuable consideration; be, and the same is hereby, ratified, approved and confirmed.
