The total net cost taken from the Railroad Company books, or valuation of the above noted facilities existing as of January 1, 1931, equals $177*11*7.88. These are joint facilities owned by the Railroad Company exclusively but used by the Railroad Company and its Las Vegas Land and Water Company. In September, 1931, this Commission found $165,11*0*26 as the fair value of all Railroad facilities and a fair rental for the use of these to be $1,201**65 per month, based on an interest rate of 6% on the $165,11*0.26 and reserve for replacement at approximately 2% on $1 7 7 ,11*7 .88.
