    CALIFOFNIA MUTUAL PACKING CO 1 Fiverside, California June 50th, 1916. P. A. Wann, Traffic Mgr., Salt-Lake F.F. Los Angeles, California. Dear Sir; In persuance of our several conversations regarding the erection of a packing house at Fiverside, to be located on your tracks at Prospect Avenue, I beg leave to confirm as follows. In addition to my own forty five acres I have at the present time sufficient acreage agreed to ship through us to give us a pack of not less than 150 cars, and with the prospect- ive business in view I would not hesitate-barring frost conditions etc.- to guarantee a pack of 250 cars. And with the present crop prospects for the Fiverside district 250 cars would not be as great a proportionate shipment as 100 cars would halsfe £een for the season jUst *isas closed. From all indica­tions Fiverside and it contiguous country is again to come 9into its own*, for the present crop prospects have not bee equalled any-time during the past (fifteen years. These figures and estimates given above do not include the West Fiverside lemon deal that I spoke to you about on Thursday; but I do believe that the majority of lemons in West Fiverside will come to this new house via. local freight on your line for storage and packing by us. In the three years that I have had charge of the Denney organization in Southern California our record has been to increase rather than devease our business in all districts and this inefease in face of shorter crops as well as the excessively keen competition of the s«psi spot cash buyers during the last year. We are stricktly growers Agents, not speculators, and the major portion of our business is secured in direct competition with the Exchange and M.O.D. and as I said above v»e are increasing in all districts which of itsself should be proof to you that our organization is right and gives sAtisfaction to growers, our customers. If you will arange to have this packing house errected as a rental for same, I will pay you 6^ per annum on the cost of the building and 10^ per annum on the cost of the equipment and will lease it for a term of five years or longer as you may decide, rental to be paid quarterly in advance.
