    (•) You will encumber all lands owned by you (other than lands described in paragraph/ waH above) in Sections 28, 29, 30, 31* 32# 33 and 34, Tp. 20 South, Range 61 Sas^ M.D.B. & M. except lands within the boun­daries of the shop ground, for a term of 50 years with a covenant running with the land to the effect that no water well shall be drilled or dug thereon to d epth exceed­ing 100 feet* For the purpose of this Section (e) the term Shop Grounds shall mean those lands bounded on the last by the Union P elflc Main Line, on the West by a line parallel to and §00 feet westerly of said Main Line, ©n the North by Bonansa Road, and on the South by Charleston Boulevard. The cost of all improvements for the construction of which contracts have been executed subsequent to September 1, 1952, and up to the date of consummation of the sale, will be added to the amount of the purchase price* - 6 -
