H itte r - Los Angeles Under Lease Audit Ho. 10521, dated December 21, 19*1-9» Las Vegas Land and Water Company, leased s it e on North Main S tre e t, Las Vegas, to Main Auto Parts & M etals, I n c ., fo r storage and sale o f second-hand auto p a rts. Recently Metals Company remodeled i t s b u ild in g lo c a ted upon the leased prem ises, removing a p ortion o f the b u ild in g that encroached upon the abutting property a t a cost o f severa l thousand d o lla r s . Mr. B rickner, Presiden t o f the Metals Company, advises i t is his in ten tio n to proceed w ith ad d ition a l b u ild in g improvements but that he can not ju s t if y such expense upon a 30 day terminable le a s e . To p ro tect his present investment and to enable him to finance the a d d ition a l improve­ments, Mr. Brickner desires to purchase the leased s it e fo r which he is w illin g to pay $10,000 cash upon d e liv e r y o f deed and p o lic y o f t i t l e insurance. As the s i t e in question can not be developed fo r in d u s tria l purposes, I recommend s a le .
