I proposed that a local group of responsible persons purchase that land and develop It In accordance with the Ideas of your company as outlined by yourself and Mr* Jeffers* As a result of that conference, appraisers were sent here and after a time a figure was quoted on the entire acreage, subject to such restrictions as you might desire to place on the transaction to Insure a satisfactory and permanent development and protection of the stream of water flowing thru It, known as Vegas Creek* I am now in a position to go ahead with that project, arrange for purchase of the land at the appraisal price of $500 an acre (if suitable terms can be agreed upon) and agree to the development program we dl sous s ed—-res t r io 11 on of the residential portion to homes of not less than $3,500 and assurance of permanent and not temporary development * In view of many things now transpiring here, including plans of the highway department for entrances Into Las Vegas in that particular area, It is desirable that this development go forward at an early date* I am sure, Mr* Bracken, that my reputation in the community, plus the assurance that I will be joined by substantial citizens of unquestioned integrity and financial responsibility, will be suffi­cient assurance of the high type of development that would be carried out* If you are desirous of further details, however, I will be glad to furnish them* If this meets with your approval, may I have a definite commitment as to price and terms at your earliest convenience* GATEWAY TO BOULDE D A*M.
