% located on North Main Street, Las Vegas, Nevada, together with portion of existing spur track located thereon; consideration $10.00 and other good and valuable consideration; subject to: (a) General and special taxes for calendar year 19 5 3 ; (b) Conditions, restrictions, reservations, easements, and encumbrances of record; (c) An unrecorded agreement for 3^1,500 volt power line across northerly portion of said parcel granted to Southern Nevada Power Co. by LVL&WCo. under date of February 28, 19i|U; (d) An unrecorded agreement for a 12 KV power line across said parcel granted to Southern Nevada Power Co. by LVL&WCo. under date of June 21, 1950; excepting and reserving unto grantor: 1. All mineral and all mineral rights, including oil and gas rights thereto, without right of entry; 2. All water and water rights and right to drill for, produce and put to beneficial use all water produced from lands conveyed, but without right of entry; 3. An easement over that portion of said land lying 10 feet on each side of center line of said track for operation for railroad purposes over said track. be, and the same is hereby, ratified, approved and confirmed. No. 31 (W. 0. 788) issued November 17, 1953* Las Vegasj constructing 1330 ft. of 12”, 3i|75 ft. of 8” and 6810 ft. of 6 ” cast iron water mains and 21+0 ft. of 6” cast iron fire protection laterals for 16 hydrants to serve Hyde Park Subdivision No. 3 being developed by Federal Homes Development Company, Inc.
