Gentlemens The undersigned jointly and severally make you the following offer to purchase the 7B.64 acres of land outlined in red and blue on the attached tracing, at the price of #500,00 per acre, to-wit: #39,320.00, upon the following terms and conditions: 1. You will execute and deliver to Pioneer Title Insurance and Trust Company, las Vegas, Hevada, a Deed con­veying the 78.64 acres outlined in red and blue on the attach­ed tracing, to the undersigned, or to their nominee. 2. At the time of the delivery of said'Deed to said Title Company, we will pay to you the sum of $19,250.00 in cash, and we will execute and deliver to said Title Company our proalseory note payable to you, in the sum of #20,070.00, payable within two years'from the date thereof, with interest on deferred payments at the rate of six percent per annum, which note will be secured by a Deed of Trust covering on the land outlined in blue on the attached tracing, which Deed of Trust w© will also execute and deliver to said Title Com­pany at said time, and in which our wives will join. 3. Bald Deed of Trust, in addition to the usual pro­visions contained in the printed form supplied by Pioneer Title Insurance and Trust Company, shall provide for the release therefrom of ten acre parcels to be selected by us upon the payment of #500.00 per acre, such payments to be credited upon said note. 4. Your Deed to us may contain all or any of the following reservations and restrictionss Reservations (a) Taxes - subject to 1942 taxes; (b) Subject to reservation of water rights; (o) Reservation of oil and mineral rights, without right of re-entry; (d) Basement for the natural course of Las Vegas Creek; (e) Subject to encroachment by the City of Las Vegas for present existing race track;
