No. 6720, dated October 4, 1945, between LVL&WCo., Lessor, and Simon & Lyman 6th St. Corp., Inc., Lessee, covering portion of Union Pacific Building at 424-426 West Sixth Street, Los Angeles, California, for restaurant or cafe and cocktail lounge, for term commencing on date Lessor delivers possession of premises to Lessee for in­stallation of Lessee's equipment and trade fixtures, and continu­ing for fifteen years from the last day of the month during which rental becomes payable by Lessee; rental to commence 60 days sub­sequent to completion of alteration and remodeling of said premises, or date Lessee commences transaction of business, whichever occurs first; rental 6% of total gross sales, but not less than $2,000 per month, said §2,000 being payable monthly in advance; subject to termination by Lessor upon one year’s notice after Lessee has carried on business on said premises for five years if Lessor determines to demolish present building and erect a new structure, or said premises are required for railroad purposes by LA&SL or UPRRCo. and all remaining ground floor space in said building is 6
