of Education of Las Vegas Union School District portion of Las Vegas Ranch property consisting of 2+0.19 acres located at Las Vegas, Nevada, subject to: (a) An easement 30 feet wide for highway purposes across the northerly 30 feet of sale parcel. (b) State, County and City taxes for year 1953s now a lien but not yet payable. (c) Conditions, restrictions, reservations, easements and encumbrances of record; excepting and reserving to LVL&WCo.j FIRST: All minerals and all mineral rights including oil and gas and rights thereto, without right of entry; SECOND: All water and water rights and right to drill for, produce and put to beneficial use all water produced from the lands thereby conveyed, but without entering upon or using the surface of said lands and in such manner as not to damage the surface of said lands or interfere with the use thereof by Purchaser; be, and the same is hereby, ratified, approved and confirmed.
