Audit No. 5350 DEED THIS INDENTURE, made this 1st day of June, 1954, by LAS VEGAS LAND AND WATER COMPANY, a Nevada corporation, Grantor, and LAS VEGAS VALLEY WATER DISTRICT, a public corporation of the State of Nevada, Grantee, WITNESSETH: That Grantor, for and in consideration of the sum of Ten Dollars ($10.00) to it paid by the Grantee and other good and val- uable consideration, the receipt of which is hereby acknowledged, does, by these presents, grant, bargain, sell, convey and confirm unto the Grantee and to its successors and assigns forever those certain parcels of land situated in the City of Las Vegas, County of Clark, State of Nevada, and being portions of Sections 29, 30, 31 and 32 in T. 20 S., R. 6l E., M.D.B.& M., described as follows: PARCEL 1: That portion of the S1/2 of the SW1/4 of said Section 29, described as follows: Commencing at a point on the north line of said S1/2 of the SW1/4 of said Section 29, distant west thereon 2300 feet from the northeast corner of said Sn of the SW1/4 of said Section 29; thence south parallel to the west line of said Section 29 a distance of 400 feet to the True Point of Be- ginning; thence south 400 feet parallel to the west line of said Section 29; thence easterly in a direct line to a point on the north-south center line of said Section 29 distant south thereon 700 feet from the northeast corner of said S1/2 of the SW1/4 of said Section 29; thence south along said north-south center line to the south line of said Section 29; thence west along said south line to the southwest corner of said Section 29; thence north along the west line of said Section 29 to a point distant there- on south 400 feet from the northwest corner of said S1/2 of the SW1/4 of said Section 29; thence east in a direct line to the Point of Beginning. PARCEL 2: The SE1/4 of the SE1/4 of said Section 30 excepting there- from the northerly 400 feet thereof. PARCEL 3: The SW1/4 of the SE1/4 of said Section 30. PARCEL 4: The SE1/4 of the SW1/4 of said Section 30. PARCEL 5: Govt. Lot 4 in the SW1/4 of said Section 30. PARCEL 6: The NE1/4 of the NE1/4 of said Section 31. PARCEL 7: The S1/2 of the NE1/4 of said Section 31. PARCEL 8: The SE1/4 of said Section 31. PARCEL 9: That portion of the NW1/4 of said Section 32, described as follows: Beginning at a point on the west line of said NW1/4 of said Section 32, distant northerly thereon 550 feet from the Southwest corner of said NW1/4 of said Section 32;thence north along said west line to the northwest corner of said Section 32; thence east along the north line of said Sec- tion 32 to the northeast corner of said NW1/4 of said Sec- tion 32; thence south 300 feet along the east line of said NW1/4 of said Section 32; thence west 1400 feet parallel to the north line of said Section 32; thence southwesterly in a direct line to the Point of Beginning. Together with all of the water and rights to water arising upon or flowing from said real property, including the water produced by pumping or flowing from wells located thereon, except the water 2. right reserved in the Deed from HELEN J. STEWART, et al to W. A. CLARK, dated December 8, 1902, and recorded in Book U of Real Es- tate Deeds at Page 222, Lincoln County, Nevada, Records. There is also excepted and reserved that certain Certif- icate of Appropriation bearing Application No. 7200 and Certificate Record No. 1631, Book 6, Page 1631, authorizing Los Angeles & Salt Lake Railroad Company, a corporation, to appropriate 2.5 cubic feet of water per second from the land above described, which Certifi- cate of Appropriation was recorded May 14, 1930, in Book 1 of Water Appropriations, Page 76, in the office of the County Recorder of Clark County, Nevada. The land above described is conveyed subject to: 1. All conditions, restrictions, reservations, ease- ments and Certificates of Appropriation of Water of record. 2. General and special taxes for the year 1954, in- cluding any special district levies, payment for which is Included therein and collected therewith. Said Las Vegas Land and Water Company, Grantor, also as- signs, transfers and conveys to said Las Vegas Valley Water District, Grantee, its successors and assigns, all of its rights and interests as the successor and assignee of the Grantee and Covenantee in and to the covenants contained in that certain Deed dated July 17;1953, executed by Los Angeles & Salt Lake Railroad Company, Grantor and Covenantor, to Union Pacific Railroad Company, Grantee and Coven- antee, conveying the land hereinabove described, and which Deed was recorded July 31, 1953, in Book 71, Page 278, of Deeds in the office 3. of the County Recorder of Clark County, Nevada. TO HAVE AND TO HOLD the said premises unto the Grantee, its successors and assigns forever. IN WITNESS WHEREOF the Grantor has caused these presents to be executed the day and year first herein written by its respect- ive officers thereunto duly authorized.
