being portions of Lots 5, 6, 7 and 8 of Francis Cuttle's Sub­division of Block 9 of D. C. Twogood's Orange Grove Tract, located near Prospect and Penrose Streets, Riverside, Calif.; considera­tion §10,00 and other good and valuable consideration; be, and the same is hereby, ratified, approved and confirmed. On motion duly seconded, it was RESOLVED, that the action of President and Asst, Secre­tary Bachman in executing L.S. Deed Audit Wo. 4828, dated August 14, 1946, conveying to Riverside Citrus Association, Grantee, portions of Lots 5, 6, 7 and 8 of Francis Cuttle's Subdivision of Block 9 of D. C. Twogood's Orange Grove Tract and of Lots 92 and 93 of Francis Cuttle's Subdivision of portion of Lot 170 of the Lands of the Southern California Colony Association, located near Prospect and Penrose Streets, Riverside, California; excepting and reserving unto Grantor all minerals and all mineral rights, including oil and gas and rights thereto, without right of entry; consideration §10.00 and other good and valuable consideration; said Deed also granting unto Riverside Citrus Association an ease­ment for the construction, use and maintenance of a platform along, upon and across a parcel of land 1.25 ft. in width lying south­easterly of and adjoining said land thereby conveyed; said property being conveyed and easement granted subject to: 1 - General and special taxes for the fiscal year 1946-1947, including any special district levies, payment for which is included therein and collected therewith. 2 - Conditions, restrictions, reservations, ease­ments and encumbrances of record; be, and the same is hereby, ratified, approved and confirmed. -5-
