Los Angeles - June 11, 1952 4yO/-ii-TOr 1 W & .h § Mr, Calvin M, Cory - Las Vegas: In connection with negotiations now under way with respect to the sale of the Water Company, Mr, Hulsizer, Mr, Reinhardt and I feel that we should secure the services of a well-known and reputable real estate appraiser In las Vegas to give us some Idea of the value of the land to be taken by the Water District, | Mr. Hubbard of Mr. Hulsizer's office is in town and I am anticipating sending him out to Las Vegas, possibly Thursday night, to meet with you Friday, and go over the entire matter with some appraiser to be selected by you. Mr, Hubbard will Jiave with him all his data and maps Indicating the amount of land the District may desire, this amount still being subject to change. In addition to the value of the land actually taken, there will be the value of the easements for the pipe lines and pole lines over the land not taken and the severance damage to the land not taken by reason of the bisecting of this land by these easements for pipe lines and pole lines. You of course 4*111 keep in mind the recent sale to Mr. Nichols of lafid abutting our water-bearing land which I believe Mr, Nichols stated he paid $800 an acre for and which he told me at our meeting, he thought he got quite cheap, 8 1Pe n?ding the arrival of Mr. Hubbard, I wish you would think over the possible names of appraisers to whom you and Mr. Hubbard could talk, ascertain what they will charge and arrange to hire one. I t m a y be that if the "going gets tough" we may have to hire more^than one but I would like a man who is familiar with land values and who .has a good reputation in Las Vegas as a real estate man. In view of the optimistic ideas that real estate men have 7 towards the values of property for Subdivision purposes, possibly a real estate man who has had some experience in such matters would be the best man but 1 will leave it entirely to your Judgement. I will endeavor to telephone you Thursday about this matter but thought you might want to bb prepared in advance of Mr. Hubbard's arrival. |j§ £. E. Bennett
