\ 14487, Contract Audit No. IO9 2 9 , dated April 26, 1 9 6 3 , between Las Vegas Land and Water Company, called "Land Company", and DuBois Chemicals, Inc.., called "Purchaser", granting Purchaser option for period of one year from date thereof to purchase parcel of land in City of Industry, County of Los Angeles, State of California, being Lots 3 and 4, Block 21, Tract No. 1 3 4 3 , together with southeasterly 30 feet of portion of vacated Ninth Avenue, 60 feet wide, for purchase price of $139,355.00, plus any assessments levied subsequent to April 26, 1 9 6 3 , for public improvements levied and assessed upon or assignable to option parcel, which are chargeable to Capital Account. Purchaser may exercise option at any time during term hereof by delivering to Land Company notice of its intention so to do, together with full amount of purchase price, provided Purchaser shall have awarded contract for construction of office, warehouse and manufacturing plant containing floor area of not less than 6 0 , 0 0 0 square feet; Land Company, provided Purchaser be not in default under agreement, to deliver to Purchaser deed conveying option parcel, and standard policy of title insurance in amount of purchase price, showing title to option parcel to be vested in Purchaser, subject tos (a) Taxes for the fiscal year in which the option is exercised, whether yet payable or not, and taxes for all subsequent years; (b) Conditions, restrictions, reservations, easements and encumbrances of record; (c) An easement for water line granted Cross Water Company over the easterly five (5) feet of Lot 3 , for conduits, ditches and incidental purposes, as granted to Cross Water Company by deed recorded in Book 4679, page J06 of Deeds, and confined to the above location by deed recorded in Book -4-
