NEGOTIATIONS FOR PURCHASE OF LAND AND WATER COMPANY PREPARATION DATA BASIC TO NEGOTIATIONS BASIC DATA: The utility has a 50 year permit to operate in the streets of Las Vegas, dated 1930* Any assignment thereof must be approved in writing by the City Commissioners (see Charter of City of L.V.) The history of the company is presented in the opinion in the recent rate case (April, 1950 hearing and August, 1950 decision)* Data covered by Exhibits presented in the Rate application. Data in the annual reports made to Public Service Commission* To take over a going-concern without it being stripped* Office records, maps, contracts, accounts, etc. Probably most of the office equipment, furniture, machines, etc* Understanding that employees will continue on under the new management for a reasonable time for adjustments to be made* Shop buildings and lot, firld shacks, houses, etc* on acreage. Utility repair and maintenance equipment. Superintendent*s maps of valves, locations, wrenches, etc. Trucks for crews making service connections, repairs, etc. Inventory of materials on hand, if same are usablfe* Agreement of U.P.RR to continue storage of the few lengths of 24-inch cast iron pipe near the round house- temporarily* Access, in future, to electrical power meters near roundhouse* An appraisal committee from Realtors of Las Vegas, is working. District will ask (depending upon price later announced) to take over the so-called "water bearing lands” which the Company totals at 679 plus acres (see Exh. HN" in rate case) together with the acreage involved in 20 foot rt/ways along power lines, and water transmission pipe courses. Survey of the land will eventually be made. Exhibits show un-refunded deposits as of Dec. 31» 1950: $263,525*43 Additions to be made for 1951- unknown as yet* The contracts will have to be reviewed, listed, and balances unpaid, listed. These extensions were mostly for Real Estate subdivisions, with agreements to return 50$ (now 35$) of water revenues from the subdivisions for next twn years, or until entirely returned, whichever comes first* I believe the City owns the Mueller hydrants- 6-inch services. The utility makes the connection on the company's extensions, but inside new subdivisions, I believe subdivisor pays (?)
