    V an escrow with the Title Insurance and Trust Company, Los Angeles, California, the full purchase price, upon condition that the Purchaser shall have submitted to the Land Company, and the Land Company shall have approved in writing, plans and specifications for the construction upon the option parcel of a good and substan­tial office, warehouse, manufacturing and service facility con­taining a total area of not less than 150,000 square feet; Land Company, providing Purchaser be not otherwise in default, shall deliver into said escrow a deed conveying said parcel to Purchas­er; Land Company to furnish through said escrow an extended cover­age policy of title insurance in the amount of the purchase price, showing title to the option parcel as conveyed by said deed to be vested in the Purchaser, except the oil, gas and minerals, and subject to the matters more specifically set out in said deed; cost of said extended coverage policy of title insurance shall be borne as follows: The Land Company shall pay that portion of the cost which a standard policy of title insurance would cost, the Pur­chaser shall pay the difference between the cost of such a standard policy of title insurance and the cost of extended cover­age title insurance„ Said deed shall convey title subject to: (a) General and special County and fiscal year 19 6 5-19 6 6, a lien n oCti tyy ett axpeasy abfloer. the (b) rTehaste rvceedr taiin n theaats emceenrtt aifno r qwuaittecrl aliimn ed eepdu rpforsoems Saasn WGaatberri elC omVpaalnlye,y Wraetceorr deCdo mpian nyB ootok LDa-s20 9V3e,g asp agLea nd37 3a»nd Official Records of Los Angeles County, Californi a.
