There is also excepted and reserved that certain Certif­icate of Appropriation bearing Application No. 7200.and Certificate Record No. 1631, Book 6 , Page 1631, authorizing Los Angeles & Salt Lake Railroad Company, a corporation, to appropriate 2.5 cubic feet of water per second from the land above described, which Certifi­cate of Appropriation was recorded May 14, 1930, in Book 1 of Water Appropriations, Page 7 6 , in the office of the County Recorder of Clark County, Nevada. The land above described is conveyed subject to: 1. All conditions, restrictions, reservations, ease­ments and Certificates of Appropriation of Water of record. 2. General and special taxes for the year 195^> In­cluding any special district levies, payment for which is included therein and collected therewith. Said Las Vegas Land and Water Company, Grantor, also as­signs, transfers and conveys to said Las Vegas Valley Water District, Grantee, its successors and assigns, all of its rights and Interests as the successor and assignee of the Grantee and Covenantee in and to the covenants contained in that certain Deed dated July 17>1953» executed by Los Angeles & Salt Lake Railroad Company, Grantor and Covenantor, to Union Pacific Railroad Company, Grantee and Coven­antee, conveying the land hereinabove described, and which Deed was recorded July 31, 1953, in Book 71# Page 278, of Deeds in the office 3.
