TOGETHER. with all of the water and rights to water arising upon or flowing from said real property, including the water produced by pumping or flowing from wells located thereon, except the water right reserved in the Deed from Helen J. All conditions, restrictions, reservations, easements and Certificates of Appropriation of Water of record. 2. General and special taxes for the year 195h, including any special district levies, payment for which is included therein and collected therewith. SAID LAS VSGAS LAND AND WATER COMPANY, Grantor, also assigns, transfers and conveys to said Las Vegas Valley Water District, Grantee, its successors and assigns, all of Its rights and Interests as the successor and assignee of the Grantee and Covenantee in and to the covenants contained in that certain Deed dated July 17, 1953* executed by Los Angeles & Salt Lake Railroad Company, Grantor, and Covenantor, to Union Pacific Railroad Company, Grantee and Covenantee, conveying the land hereinabove described, and which Deed was recorded July 31, 1953, in Book 71. *age 278, of Deeds in the office of the County Recorder of Clark County, Nevada.
