Bennett - Los Angeles Referring to your letter of October 2, 1952, File 1-7334, regarding complaint filed with the Public Service Commission by Herbie Dell, concerning Monthly Rate of $10.80 charged for service at 1209i South Third Street, Las Vegas, Nevada. Our records Indicate that for several years there has been two houses, each with toilet and bath, located upon this lot. Recently Mr. Dell advised he had constructed a duplex each unit with toilet and bath also upon the property, and pursuant to Rate No 34 we charged him for four units with toilet and bath at $2.70 each or a total of $10.80 per month. Following receipt of Mr. Dell's complaint we have checked the improvements and find he has: 1 - Residence consisting of 5 rooms with toilet and bath. . 3 - Single Apartments each with combination living roomr bedroom, kitchenette, toilet and bath. all located upon a single lot of lawn and shrubbery. with approximately 3000 square feet We were in error in charging $10.80 per month for the four units. The rate should be as follows: Rate No. Description Amount 34-A 1 - dwelling 5 rooms or less * $ 2.00 0 1 - tub or shower .35 D 1 - toilet .35 1-B 3 - Apartments with toilet 7.95 and bath @ $2.65 Total $10.65 The Dell's contend that as each of the apartments is occupied by only one person and as the entire lawn is equivalent of the average single home their rate should be reduced accordingly. This property is typical of numerous other properties locally upon which the owner has a home and has constructed additional rental t^iits^upon the same lot. In such cases it has been our practids;'¥or the home and each unit at the applicable rate.
