    action filed in eminent domain, Western is given three alterna­tives to continue or terminate lease; no notice required to terminate lease upon expiration; Western Auto shall at its expense have the right to install, maintain and remove trade fixtures, signs and other equipment, and with Land Company approval, to make alterations, additions, changes or improve­ments; Western Auto has thirty days to correct breach of covenant; Land Company has thirty days to remedy defaults; Western Auto shall have option to purchase premises at any time subsequent to one year after commencement of term of lease, for purchase price in amount equal to established value of land, cost of building and spur track, at time of exercise of option, plus amount of any assessments upon which Western Auto is obligated to pay interest, the sum of one twelfth of 2%% of cost of building, for each month Western Auto has paid rental; option to be exercised by Western Auto giving written notice to Land Company and by delivering into escrow the purchase price as defined, deed conveying title subject to; (a) Taxes which are a lien at the time the option is exercised, whether yet payable or note, (b) That certain easement to Los Angeles County Flood Control District for flood control purposes, recorded in Book 18176, page 173, Official Records of Los Angeles County, Californiao (c) That certain easement to Los Angeles County Flood Control District for Flood control purposes, recorded in Book -39808, page 423, Official Records of Los Angeles County, Califomiao -8-
