Except in the ease of emergency the Second forty, its sue* cessors and assigns, shall not porform or esusa to ba performed any work upon said easement atrip in the vicinity of said railroad tracks and appurtenant facilities until after twenty-four (2k) hours' notice to the first Forties, thslr successors and assigns} and in the case of emergsncy, immediate notice of auch work shall ||ba given to the agents or employses of the First Parties, thslr I; successors and assigns, who can ba found nearest to the point of work, No existing pipe line maintained by the Second Forty, its successors and assigns, along said easement strip shall be raised above its present level, and the top of all new pipe lines or pipe || lines replaced by them shall be placed at least four (k) feet below the surface of the ground.
