Los Angeles - July 9# 1953 JlZ&f»ll-64 toil Mr. Paul Harrisons In connection with sale of water production and distribution facilities In Las Vegas to the Las Vegas Valley Water District and publlolty therefor, I had Mr. Maag secure from the Building Inspector's Office In Las Vegas, the number of building permits Issued for family units for the first six months of 1953# the figure being 1007. I believe you have an exhibit taken from Case 1214 showing building permits for family units issued for 1951-1952 and you can cheek this figure of 1007 and probably get a pretty fair idea of the number which will be issued for the balance of the year, your present exhibit showing whether these permits run about the same throughout the year or whether certain months are heavier than other months. You will also recall that I mentioned to you the proposed construction of the large number of houses which will probably not be demanding water this year but which will have to be served next summer. Initially, I told you about Mr. Becker and his Charleston Heights Subdivision which is to eventually have 2000 houses. Mr. Becker's testimony was that he was going to start as soon as he could get water and would build them as fast as he could sell them. The entire project might cover a year, or two years or even three years, but if he sells them rapidly, I think we can anticipate that they might all be finished by next summer's demand. I also mentioned Heers Bros, who have 220 acres just on the city boundary line. Their original plan was to develop the entire acreage but I understand now he la endeavoring to peddle 140 of these acres and hold 80 acres on which he proposes to build 150 family units. However, if he peddles the land to any other subdivider, I presume they will be demanding water service. At this time, however, we could probably only count on the 150 units for Heers. The next large development is Hyde Park, two of which units are almost complete and Units 3 and 4, which will be completed prior to next summer, will contain 306 family units. You understand, of course, that these figures cover only family units and do not include motels or commercial buildings.
