In consideration of tha purohase price for the above described land, this conveyance is made and accept­ed upon the following express conditions or covenants running with the land, which shall be binding upon ell subsequent grantees'or holders of title of said land or any portion thereof, te-wlt s (a) That no building or buildings shall be erected on said land or any portion thereof other than dwellings with the customary out­buildings ; including garage, connected therewith, or buildings for the conducting of apartment houses; flats; hotels, lodging houses; restaurants, cafes, clubs, bungalow courts, tenement houses, laundries, cleaning establishments, theatres, halls, offices, stores, shops, churches, schools, libraries, markets, bakeries, garages, oil stations or other commercial or light mercantile purposes not prohibited by lew or ordinances, but ex­clusive of heavy manufacturing, and that a©' such building shall cost less than #3500*00, exclusive of the cost of the ground.
