COPY ||||>- W. E. HAWKINS County Assessor, Clark County Las,Vegas, Nevada March 11th, 1924 Mr. W. R. Bracken, Agent, Las Vegas Land & Water Co., Las Vegas, Nevada. Bear Sir: Referring to Mr. Calvin’s letter offering the acreage south of Clarks Las Vegas Tovmsite for the sum of #40,000.00, will say thsfc I will accept said offer upon the following conditions: 1. Bescription: Beginning at the S.W.corner of Main and Garces Streets, in the City of Las Vegas, Clark County, Nevada, then® southwesterly along the westerly side of Main Street produced to the intersection of the Fifth standard parallel, (Township line Between Tps.20 and 21 S.); thence Easterly along said township line to the north and south centerline of Sec. 34 T. 20 S. R. 61 1. M.D.B.& M.; thence north along said north and south center line of said Sec. 34 to the intersection with the south side of Clark street produced; thence westerly along the south side of Clark street produced to the east side of Fifth street; thence southerly along the east side of Fifth street to the south east corner of Fifth and Garces streets; thence Westerly along the south side of Garces stree t to the place of beginning; Excluding the corner conveyed to the Gas Company (the same being the S.E. corner of Main and Garces streets). 2. You to prepare deed, conveying the above described parcft to Hawkins Land & Water Co., a corporation, and deliver the same to First State Bank, Las Vegas, Nevada, with instructions to said bank to deliver same to the Qhdersigned upon the payment within ten days of the sum of #40,000.00, you to furnish revenue stamps, and an abstract of title showing food marketable title in you. 3. You to furnish written assurance from L.A.& S.L.R.R.Co. that it will enter into a contract with Hawkins Land & Water Company at any time within two years from date of deed, to furnish water for the above described parcel upgn the same terms and conditions as it is now furnishing said company with water for Hawkins Addition, except that the price to be paid the Railroad company shall not exceed the sum of #1.00 per family, instead of #1.50 per family asr contained in the present contract, it being understood that the undersigned will lay all pipe and make all connections at its own expense.
