4 8/8/52 LAS VISAS VALLEY WATER DISTRICT Report on Appraisal of Water System Owned "by L. A. & S. L. Railroad and Las Vegas Land and Water Company Scope of Report This is a preliminary appraisal of the existing water utility in Las Vegas to be used by the District in negotiations with the Union Pacific Railroad Company for possible purchase of the utility. This report shows how the District appraisal was developed and compares it with the appraisal sad® by the Union Pacific. Lend and water rights are included in the report at the values estimated by the Union Pacific engineers but are subject to adjustment at a later date. Miscellaneous automotive, shop and other equipment and supplies on hand ©re not included in the report. Certain amounts which should be credited to the District end various deductions are discussed in detail. General The Las Vegas Land and Water Company, which operate® and maintains the distribution facilities, was incorporated April 29, 19^5 and is a wholly owned subsidiary of the Los Angeles and Salt lake Railroad Company which, in turn, ia operated under lease by the Union. Pacific Railroad Company. The Los Angeles and Salt Lake Railroad Cempany operates and maintains the production and transmission facilities consisting of wells, springs, / settling basins, reservoirs, pushing plants, collecting pipelines and transmission pipelines to the point of connection with the distribution facilities. All of these items, both the distribution facilities and the production and transmission facilities, are included in the appraisal.
