    ARTICLE VII - INDEMNITY 8. The Contractor does hereby covenant and agree to indemnify and save harmless the Commission from all fines, suits, claims, demands and actions of any kind and nature by reason of any and all of its operations hereunder and does hereby agree to assume all the risk in the operation of its business hereunder and shall be solely responsible and answerable in damages for any and all accidents or injuries to persons or property. A. Before commencing any improvement work and equipment installation on or about the premises, Contractor shall procure and require that all subcontractors shall procure and maintain insurance during the life of such contract protecting both the Commission and Contractor and subcontractors as follows: (a) Workmen's Compensation Insurance; (b) Contractor's Comprehensive Public Liability and Property Damage Insurance; (c) Contractor's Automobile Public Liability and Pro- perty Damage Insurance including Automobile and Non-Ownership and Hired Cars; (d) Owner's Protective Public Liability and Protective Property Damage Insurance; (e) Builder's Risk Completed Value Insurance (fire, extended coverage, vandalism and malicious mischief) including Sprinkler Leakage. Amounts shall be not less than $100,000 for injuries, including accidental death to any one person and subject to the same limits for each person in an amount not less than $300,000 on account of any one accident, and property damage in an amount not less than $50,000 for any one accident with a $100,000 aggregate for the policy insurance as above provided shall be kept intact and in force throughout the term of construction work and equipment installation. Such insurance shall be subject to approval by Com- mission and copies furnished upon request. B. Contractor shall maintain with insurance underwriters satisfactory to the Commission a standard form policy or policies of insurance in such amounts as may be from time to time approved by the Commission protecting both the Contractor and the Commission against public liability and property damage. Contractor shall promptly, after the execution of this agreement, furnish such comprehensive or broad form policy or policies for property damage growing out of any one accident or other cause in a sum of not less than Fifty Thousand Dollars ($50,000); for personal injuries/death growing out of any one accident or other cause with liability of not less than Five Hundred Thousand Dollars ($500,000) subject to a limitation of Two Hundred Thousand Dollars ($200,000) for any one person. It is understood that the specified amounts of insurance in no way limit the liability of Contractor. Contractor shall furnish a certificate from the insurance carrier or carriers showing such insurance to be in full force and effect throughout the term of the Agreement, or shall deposit with the Commission copies of the policies which provide this coverage. ARTICLE VIII - PROPERTY INSURANCE ON ADVERTISING DISPLAYS Contractor shall procure and keep in force fire and extended coverage, including vandalism and malicious mischief insurance on the advertising displays including additions thereto and auxiliary equipment to the full insurable value thereof. Such insurance shall be payable to the Commission and the Contractor respectively as their interest may appear. Contractor shall furnish Commission with evidence that such coverage has been procured and is being maintained in full force and effect.
