    I i i 9. Lessee shall not make any repairs or alterations to the leased premises without the prior written consent of the lessor. Any such alterations and repairs are to be made at lessee's expense, and shall become the property of the lessor at the termination of this lease. 10. Lessee shall not remove any furniture, household goods or chattels from the leased premises without the prior written consent of lessor. 11. At the expiration of the term of this lease, lessee will peaceably surrender possession of said house, furniture, goods and chattels to lessor, his agent or assigns in their original good condition, ordinary wear and tear excepted. 12. Lessee shall forthwith repair at his expense all damage that may occur to the leased premises or any part thereof during the term of this lease resulting from the act or negligence of lessee, his guests or business visitors. If lessee fails to make such repairs, lessor may at his option do so, and lessee shall reimburse lessor for the cost thereof upon demand. 13. Lessee shall hold lessor harmless from any damage or liability to lessee, his guests or business visitors, due to negligence of lessee, his guests or business visitors, occurring on the leased premises. 14. Lessor shall deposit with lessor upon the execution of this agreement the sum of $500.oo as security for the payment of rent reserved under this lease and for performance by lessee of the terms of this lease. The security deposit, or such part of it as may remain after offset of any damage suffered by lessor by reason of any breach by lessee, shall be returned to lessee after expiration of the term of this agreement. 15. There shall be exempt from the leased premises, the store room adjacent to the garage and the caretakers cottage, which space egress to all reserved property. 16. The lessee agrees to maintain the grounds surrounding the premises and shall be responsible for the maintenance and care of the swimming pool. ?║ I I tas^^
