G A S REVIEW-JOURNAL Real Estate Molasky redefining word luxury' The future is now at Park Towers at Hughes Center, a dual-tower, luxury residential develop-ment under construction near Paradise and Flamingo roads, according to longtime Las Vegas developer Irwin Molasky. "We are redefining the word 'lux-ury' to those discriminating persons who appreciate quality and elegant tastes," said Molasky, managing member of High Rise LLC, the pro-ject's developer. "Today, Las Vegas is leading the home-building market with a vast array of dwellings that range from condominium apart-ments to custom estate homes. "The future, we believe, is verti-cal living and we are raising the ante with a world-class residence that has the same advanced level of architectural standards, services and amenities found in metropoli-tan areas such as Los Angeles, Miami and New York City. "We traveled around the world seeking out the best ideas for our projects. When we got to Miami, everything that was cutting edge came from the Sieger firm," Molasky said, referring to Miami-based The Sieger Architectural Partnership, which is charged with the design and architecture at Park Towers. "The tremendous use of glass and metal gives the buildings mod-ern allure," said Jose Suarez, a partner at Sieger. "Spectacular views of the Strip and surrounding mountains are a trademark of this property. The majority of suites will have floor-to-ceiling windows and great visibility with 270-degree views. "No stone has been unturned," he said. "The craftsmanship will be unrivaled. The use of materials, from the finest woods, granites and Longtime Las Vegas developer Irwin Molasky towers over his new project, Park Towers at Hughes Center. marble, will be unparalleled. One super upscale feature is the porte cochere, a fan-shaped glass and metal structure based on the entrance to the Louvre Museum in France." Suarez said the reputation of the Molaskys and the development team made it easier to communicate complex challenges and goals to develop a luxury high-rise environ-ment that would work in Las Vegas. "We were well aware of the their penchant for building the best-Las Costa Spa and Resort, Boulevard Mall, Sunrise Hospital, Bank of America Plaza, award-winning industrial parks and master-planned communities," he said. "One of the toughest issues faced was designing this all-encompass-ing complex to fit on an unusually shaped parcel of land. Each tower has to offer fantastic views and be positioned so that suites do not directly face each other." Working closely with the staff at Sieger is JMA Architectural Studio of Las Vegas. Thomas Schoeman, company president; and Curt Carlson, designer; are responsible for daily design activities. "The development team wanted a building that radiates Old World elegance, yet is in harmony with today's standards of excellence," Schoeman said, pointing out that architectural features include domed copper roofs and decorative fountains. The enclave of 84 suites will offer floor plans ranging from 2,150 to 5,500 square feet and duplex penthouses from 7,000 to 9,500 square feet. Resident services will include a concierge and valet parking, as well as access control and privacy sys-tems. Plans include a library, grand salon, party room, wine cellar, humidor nooks and a movie screen-ing room. There will also be a health club and spa. The recreation area will feature cabanas, a pool, tennis court, walk-ways and gardens. Special consideration was given to large floor plates, 10-foot ceilings, parking, common areas and limit-ing the number of suites per floor to allow for private elevators, accord-ing to Charles Sieger, lead partner at the Sieger firm. "On every level, Park Towers will be acknowledged as one of the best buildings in the United States, and will become the standard that others will follow," he said. Rounding out the development team are Molasky's sons-Steven, Andrew and Alan-and Mark Fine & Associates. With nearly 40 percent of Park Towers at Hughes Center's 84 luxury, high-rise condominiums under con-tract or in escrow, the mid point to Park Towers' sell out is in sight, according to Cindy Calles, director of sales at Park Towers. "We are extremely pleased with the pace of our sales and the number of contracts in escrow as well as the quali-ty of prospective buyers that are looking to make Park Towers their home in the 21st Century," said Calles. "Not only has the response from Las Vegans been exceptionally strong, but as expected, we've also had significant interest and commitments from buyers across the nation as well as internationally." According to Calles, with the present sales pace, the project's devel-opers anticipate a groundbreaking event sometime in late spring, with construction commencing this sum-mer. "With an 18-month build-out, we expect to have completed residences by late 2000," said Calles. Kit Schindler, director of market-ing for Park Towers, also indicated that three of the four two-story penthouses (two per tower) are sold, with the remaining penthouse in negotiations. The twin-tower project is limited to 84 residences, offering floor plans that range in size from 2,100 to 5,400 square feet with prices ranging from $720,000 to $2.4 million. "Our buyers have chosen to live at Park Towers for several reasons," said Schindler. "First, they like the intimate size of Park Towers with just 84 resi-dences and a unique stacking plan that allows private access to each residence. Other factors include the strong local reputation of the development team headed by Irwin Molasky and Mark Fine, the location within presti-gious Hughes Center and the world-class amenities that will grace the public areas and accentuate each residence." Destined to become "The One Address in Las Vegas," the sales center provides a glimpse of what's in store at the luxury high-rise con-dominium development. The unusual sales center is strategically situated on the east side of Howard Hughes Parkway - directly across from the future site of Park Towers. The 8th floor loca-tion provides a high-rise atmos-phere and views of the Strip and mountains, similar to what will be offered from the towers. "We wanted to provide our guests and future residents with a sense of the views that will be afforded from Park Towers," said Kit Schindler, director of marketing. "Park Towers consists of two high-rise towers, strategically situated to offer sweeping views of the Las Vegas Strip to the west and Sunrise Mountain to the east." The 5,000-square-foot sales cen-ter is located at 3960 Howard Hughes Pkwy., on the 8th floor. The interior designer for both the sales center and the towers is Leslie Parraguirre of Colours, Inc. World-renown designer Sue Firestone & Associates of Santa Barbara, Calif., is responsible for all of the public areas of Park Towers. They will assist in the customization and selection of the unit interiors, including marble, tile, wood flooring and molding. Parraguirre, a noted interior designer who has worked with the Molasky Companies on many pro-jects, agreed that capturing the feel of Park Towers was a main focus in designing the sales center. "The design of this unique sales facility began with obtaining height to emphasize view potential," Parraguirre said. "We found a perfect match at Hughes Center." The full-service sales center also features two vignettes, a kitchen and a bathroom, designed to display the appointments that will be featured at Park Towers. The appliance package features top-of-the-line General Electric Monogram appliances, microwave, six-burner range, built-in ovens, Sub-zero refrigerator/freezer, wash-er and dryer and wine chiller. The bathroom vignette is a por-trait of a Park Towers bathroom, complete with Kohler Whirl-pool tub, marble and tile floors and luxu-rious, oversized master shower. The high-rise homes at Park Towers will also feature deep cov-ered balconies and French terraces and private elevators to your formal foyer. The units also feature dual-paned glass windows that soar 10' high to match the ceiling height, sound attenuation and smart build-ing features to accommodate today's technology. This year's speaker is Irwin Molasky. For almost fifty years Irwin Molasky has played an instrumental role in the phenomenal growth of Las Vegas. Settling in Las Vegas in the early 1950's, he shared his vision with Merv Adelson and together they have reshaped the local landscape. One of their early visions was Paradise Palms, a 1,500 home golf course community that is now the Las Vegas National Golf Club. This was the first of their seven golf-oriented communities, including the world renowned La Costa Resort and Spa in Southern California. In the late 50s and early 60s, Messrs. Molasky and Adelson completed the area's first private hospital, Sunrise Hospital, with 58 beds and two surgery units on a dirt road which would later become Maryland Parkway. Today Sunrise Hospital has more than 600 beds and 1,200 doctors on staff. In the '60s, Molasky and Adelson hired the premier architect of the Seattle Space Needle to design a cutting-edge enclosed shopping mall. At 1,400,000 square feet, The Boulevard Mall, with major retailers like Sears, Broadway and JC Penney, remains Nevada's largest and premier shopping experience. Mr. Molasky was a key figure in the development of UNLV through his and Mr. Adelson's donation of 45 prime acres at Flamingo and Maryland Parkway as well as being the founding chairman of the UNLV Foundation. In recognition of his contributions to the development of Southern Nevada, the Clark County School District honored Mr. Molasky by naming the Irwin and Susan Molasky Junior High School in northwest Las Vegas after him and his wife. Special to Real Estate Irwin Molasky, the genius behind horizontal development in Las Vegas, is going vertical. The managing partner for The Molasky Companies has assembled a prestigious group of designers, architects, builders and developers to build two 20-story high-rise resi-dential condominium towers in the Hughes Center at Paradise and Flamingo roads. The Park at Hughes Center, on a 3 1/2 acre parcel, will offer more than 300,000 square feet of net saleable area, with ground breaking expected for fall of 1998. Total sales of the condominiums are anticipated at $100 million. Molasky said the development is being conceived as the perfect ele-gant residential complement to Hughes Center's self-contained executive living and working envi-ronment. The development group includes The Molasky Companies and Mark L. Fine & Associates. The project will be offered for sale from an off-site sales center located at Howard Hughes Parkway that is slated to open late this sum-mer.
