OFFICES Pacific Electric Building LOS ANGELES, CAL. AND LAS VEGAS. NEVADA P. A. WATERS, AGT. LOS ANGELES. CAL. WALTER R. BRACKEN, VlCE-PRES. & AGT. LAS VEGAS, NEV. Las Vegas, Dec, 8, 1919, Mr. J. Ross Clark, Pres., Las Vegas Land & Water Co., Los Angeles, Calif. Dear Sir:~ Referring to your letter under date of Oct. 21st in reference to enlarging some of the Company houses, I beg to advise that after repeated conversations with Mr. Kellogg, I believe that it would be very wise move for us to take a few of the five-room houses, build on an additional room and make them into two three-room apartments, as Mr. Kellogg advises that this size apartment is very desirous for shop employees, many of whom are young married men and are not in a position to pay a high rent. In this connection I have had Denning & Son from the Ed Von Tobel Lumber Co. of Las Vegas give me an estimate on the changing of a. five-room house, building on to the same another room,' 12 x 14. The estimated cost complete covering installation of sink, plumbing, etc. would be $495.00 per house, and these houses when completed for rent will bring us in $16.50 for the front apartment and $15.00 for the rear apartment, making a total of $31.50 monthly rent. The five-room houses that are now rented, rent for $24.50. We would, therefore, be gaining a monthly rental of $7,00 per month. Inasmuch as we have at the present time twenty vacant houses, which makes a terrible inroad into our monthly earnings, I would like to recommend that we select five five-room vacant houses and cut them into two apartments, and I believe as Mr. Kellogg says we will have no trouble whatsoever in keeping them rented all the time. If this arrangement should meet with the approval of the Board, if you will kindly advise me at once I will get at the work immediately and I believe that sixty or ninety days should have the matter finished up so that houses would be ready for rent.
