It is expressly understood that the above schedule and mete rates shall apply only so long as the grantee herein has sufficient water flowing by gravity to supply the said town, and in the event that it shall become necessary for the grantee to resort to a pump*-* ing plant, stand pipe, or other expedient, in order to supply said town with water, it reserves and is hereby granted the right to discontinue the above schedule and meter rates and to change the same so as to increase the schedule of prices to such an extent as -8-
